99 Main receives conditional approval

DOBBS FERRY — A plan to erect a four-story building on Main Street in Dobbs Ferry, at the bottom of Elm Street, is close to receiving final approval. On June 11, the Dobbs Ferry Board of Trustees granted conditional site plan approval for the addition of three stories to the one-story building at 99 Main Street. The property also has an existing basement.

The proposal from Dobbs Ferry-based firm Michael Lewis Architects and building owner Mket LLC consists of four new residential units atop the current office space. That includes one studio apartment, two one-bedroom apartments, and one two-bedroom apartment. It also calls for changes to the first floor and basement.

The board first heard the proposal at a public meeting on May 28, and has since approved a waiver for the allowance of a fourth story. The project’s 43.5 feet is less than the maximum of 45 feet permitted in the village’s zoning code. The design also calls for the fourth floor to be set back from the front of the building.
